Developer seeks rezoning to allow for more density on Rutland property

A rezoning application for a Rutland property has been submitted at Kelowna city hall this week.

The developer is looking to change the property from the MF1 – Infill Housing zone to the MF2 – Townhouse zone to allow for more density on the site.

“Due to recent BC legislation adopted to allow for densification, it seems fitting to utilize space as best as possible,” the application says.

“The current MF1 zone would allow for 6 units, but this site would easily support more townhouse style units. To achieve a higher density, the proposal is to rezone the parcel to MF2 to facilitate a 3 storey townhouse style development.”

According to the application, the developer wants to build on a”pie-shaped” lot located at 1115 Cactus Road, which is located near the intersection of Springfield Road and Hollywood Road South.

Seven units would be constructed, each with its own garage and private patio.

The number of bedrooms is not indicated, however, these types of townhouse projects usually have two to three bedrooms.

Currently, there is a single family house on the lot, which would be demolished if this application is moved forward by Kelowna City Council.

This application was submitted on April 29 and has yet to be circulated around the city’s planning and development department.

Once it is, a rezoning report will be brought forward to council for consideration.
